Description/Significance
JBS was the Development Manager for the 380A 12th Street property. The property is a particularly wide vacant lot measuring 25’ wide by 100’ deep. There are two, three story brick residential buildings on either side of the property.
The building is a four family, five story brick building: unit one is a one bedroom/one bathroom condo with garden on the first floor, units Two and Three are two bedroom/two bathroom condos on the second and third floors. Unit Four is a two bedroom/two bathroom condo on the fourth floor with a private roof deck. The building is a brick and block construction with 6,000 square feet of livable space. Each unit is totally self-contained with its own electrical, water and gas services, along with its own hot water heating system. Each unit has a top of the line kitchen with Wolf and Sub Zero appliances, marble countertops, hardwood flooring and other amenities typical in high end, new condo construction. The design and construction period for the development was approximately 24 months and was sold out in two weeks.
As Development Manager, JBS managed the design, filing and permit process with the architect, engineers and all consultants to make sure the intended building is built in accordance with the owner’s intentions. JBS managed all of the procurement of subcontractors and put the team together for the completion of the contract, acting as agent for the owner. In addition, JBS managed the construction process and all matters concerning the construction of the building, taking the project from initial design through stabilized occupancy of the units. JBS put together sales and marketing program, THS combo plan and 15 year tax abatements.
